Stay Ahead of Risk: Proactively Replace Unsafe Electrical Panels

As a multi-tenant owner or manager, you should be aware that certain electrical panels pose safety risks,

prompting insurance providers to mandate electrical panel replacements during policy renewals, often leading to the electrical meters to be moved or replaced as well.

In today's supply chain challenges, new multi-gang meter sockets may take up to 75 weeks to receive, leading to long lead times to upgrade the unsafe electrical panels. Proactive panel and meter upgrades ensure seamless insurance renewals and avert potential liabilities.

Below is more information about the unsafe electrical panels likely to be required to be replaced by insurance carriers and when new multi-gang meter sockets need to be installed:

Types of Panels Likely to be Replaced:

1. Federal Pacific

2. Zinsco/Sylvania

3. ITE

4. Pushamatic

5. Wadsworth

6. Challenger (Specific Types)

7. Fuse Panels/Frank Adams

When Meters Need to Be Relocated and Upgraded – Long Material Lead Times:

  • Interior meters without a main breaker need to be replaced and relocated outside if the panel is required to be replaced.
  • Basement/garage panels with interior meter sockets need to be replaced and relocated outside if the panel is required to be replaced.

When Meters Do Not Need to Be Relocated and Upgraded:

  • Exterior meters do not need to be replaced if the panel is required to be replaced.
  • Interior meters with a main breaker do not need to be replaced if the panel is required to be replaced.

Streamlining the Upgrade Process:

  • Lead Times: In today's supply chain challenges, multi-gang meter sockets may take 30-75 weeks. Expedited options (30 weeks) are available at an increased cost – typically 2-3x the cost.
  • Cost: While each project is unique, the average costs for multi-gang meter and panel replacement range from $1,850.00 - $3,650.00 per unit. A site visit ensures accurate pricing based on project specifics.
